Who is Alexis McAndrew.

Securing the listing.
The seller of “Horseshoe” was a friend of Alexis who expressed interest in moving to Florida and asked if it was a good time to list their home. Alexis had an honest conversation with them about the timing and explained that a nearby house had recently sold in a bidding war. She advised them to list their home while those buyers were still active in the market.
The Turning point.
Before listing the home, Alexis did a walkthrough with the seller and made several suggestions regarding small improvements that could be made before the listing process. The sellers were cooperative and completed everything on the list, including painting the foyer and decluttering the children’s bedrooms and playroom with the help of Neat Method Long Island. Alexis strongly believes that this step is crucial in the listing process. She dedicated an entire day to the property, working with her photographer to capture the best photos and create an exceptional video. The drone shots and videos were particularly effective in showcasing the spectacular water views of Horseshoe.
Obstacles.
The sellers expressed their desire to close at the end of the school year. Alexis advised against waiting six months to list the property and recommended listing it immediately with a delayed closing instead. She believed this approach would be in the sellers’ best interests—which it was in the end!
Achieving Success.
Alexis and the sellers had a conversation about the optimal marketing approach for their home. She suggested the “coming soon” listing format, which had yielded successful outcomes in the past. They reached an agreement to list the house as “coming soon” for a five-day period, featuring top-notch photos, videos, and floor plans. Once transferred over to a Masterpiece listing, the property received exposure across various platforms, such as Alexis’s Instagram page, the local Locust Valley office page, and the Masterpiece page. Along with the local reach and promotion – our International exposure allowed for viewing all over the world.
Once the home was ready for showings, Alexis had 15 appointments lined up with potential buyers. As previously discussed with the sellers, Alexis received an offer immediately from a buyer who had previously lost a bidding war on a nearby property. She negotiated on behalf of her sellers and secured the highest possible price with favorable terms, including a delayed closing. The all-cash offer was accepted, and the contract was signed within three days, resulting in the property being under contract after only one week on the market. The sellers were ecstatic with the outcome, and Alexis was thrilled for them.
The successful outcome of the sale demonstrates the value of pre-listing preparations such as staging and decluttering. Alexis advises sellers who require more time to find their next home not to wait to list their property, but to list it now and work with their broker and attorney to arrange a delayed close or a close and leaseback.
